Villa Licensing & ETV Numbers in Mallorca
Understanding Mallorca's holiday rental regulations, ETV licensing, and why it matters for your protection as a guest.
Mallorca has strict regulations governing holiday villa rentals. Understanding these regulations — and ensuring your chosen villa complies — is essential for a safe, legal, and worry-free holiday.
What is an ETV Number? — ETV stands for 'Estancia Turística en Viviendas' (Tourist Stay in Dwellings). It's the official licence number issued by the Balearic Islands government that permits a property to be legally rented to tourists. Every legitimate holiday rental in Mallorca must display its ETV number in all advertising.
Why Does It Matter? — Tourist licences are relevant to holiday-rental properties in the Balearic Islands. Where a villa has an ETV licence, its number is shown on the villa page. For information about a specific property, please review its listing or contact us.
Azul Stays Information — ETV numbers are shown on each villa page where the property has one. Not every listing currently displays an ETV number; please review the individual villa page or contact us for information about a specific property.
Tourist Tax (Sustainable Tourism Tax) — The Balearic Islands levy a sustainable tourism tax on overnight stays. For holiday homes the 2026 rate is €2 per guest per night from 1 May to 31 October and €0.50 from 1 November to 30 April, plus 10% VAT. Guests under 16 are exempt, and the rate is halved from the ninth night of a stay. Any tax due for your booking is stated in your booking confirmation.
What to Watch For — If you're comparing villas across different platforms, be cautious of listings that don't display an ETV number, offer prices that seem too good to be true, are listed on platforms that don't verify licensing, or ask for payment outside of official channels. These are red flags that suggest an unlicensed property.
Reporting Unlicensed Rentals — The Balearic government actively enforces tourist-licensing rules, and unlicensed rentals can be reported to the island authorities. Since Decree-law 4/2025, fines for illegal tourist accommodation reach up to €5,000 for minor, €50,000 for serious and €500,000 for very serious infringements.
